Vancouver Ranks Second Most Unaffordable Housing Market in The World!


Vancouver ranks the second most unaffordable housing market in the world after Hong Kong, according to a new study of major property markets.

The survey measures median home prices with median incomes. The higher home prices relative to incomes, the more unaffordable the market.

“Given how high house prices are relative to household incomes, you’d only have to see a moderate increase in mortgage rates to have a really huge hit to affordability,” said David Madani, Canada economist at Capital Economics.

Bank of Canada Unexpectedly Lowered Interest Rate!


Bank of Canada has lowered its overnight lending rate by 1/4 % point to 0.75%, hence reducing rates from everything from mortgages to car loans.

“The oil price shock increases both downside risks to the inflation profile and financial stability risks,” the central bank said in the statement. The rate cut is “intended to provide insurance against these risks” and support the adjustments needed to bring the economy to full capacity.

Vancouver's HOT Real Estate Market Expected to Continue Into 2015


Foreign money and a robust provincial economy will preclude any cooling of Vancouver’s red-hot property market next year, according to a major real estate study which was released Wednesday.

That assessment comes courtesy of a voluminous annual report, titled Emerging Real Estate Trends 2015, issued jointly by the Urban Land Institute and PricewaterhouseCoopers.

It describes Vancouver’s market as one of the country’s “best bets” in 2015, fourth strongest in the country in terms of investment, development and housing.

Vancouver trails Calgary and Edmonton, boosted by Alberta’s resource industry, and Toronto, where a still-strong condo market is being bolstered by people flocking to live downtown, in more compact spaces.

The report’s bullishness on Vancouver is tied to a recent Conference Board of Canada prediction that, during the next three years, the West Coast city will lead all other major urban centres in economic growth — with a 3.2-per-cent annual increase in output.

The report also cites the role being played by Greater Vancouver’s relatively new tech industry.

And, of course, Vancouver is “a hedge city.”

It “lacks the cachet of Paris or Milan,” opines the report. “But it does offer ... a place for the world’s super-rich to park sizable funds in local real estate as a hedge against risk.

“Returns aren’t the point; safety of capital is, and a $5-million condo is more insurance policy than investment.”

The report also notes that foreign buyers, mainly from Hong Kong and China, account for the purchase of about 40 per cent of the luxury homes and are “one of the key reasons Vancouver real estate prices continue to rise.”

Office space is the one real-estate category where an oversupply is forecast in the city, to be accompanied by potential downward pressure on pricing. Read more..

Vancouver's Home Prices Set Record High in September!


September was a record smashing month for Vancouver's home sales! Sales increased 17.7% year over year! Benchmark sales prices hit record highs at $633,500 for all housing types, and just shy of $1 million for single-family homes across Greater Vancouver.

Ray Harris, REBGV president, said, “September was an active period for our housing market when we compare it against typical activity for the month.”

Since July 2013, Greater Vancouver MLS home sales have closely tracked the 10-year average. But in September 2014 the region's 2,922 sales beat the average by 16.1 per cent.

Of the properties for sale, 1,270 were detached houses, 464 were attached (townhouses or duplexes) and 1,188 were apartments.

Chinese Giant Developer Will Buy In Vancouver Soon?


Chinese giant Greenland Holding Group Co., a Shanghai-based developer owned by the Chinese government, has made its first real estate purchase in Canada.It bought King Blue, a two-tower condominium project in Toronto. It won't surprise me to see the giant developer buying in Vancouver!

Greenland Holding bought the planned development, which includes 44 and 48-story towers, from closely held Easton’s Group of Hotels Inc. and The Remington Group Inc. for at least $100 million, according to Easton’s Chief Executive Officer Steve Gupta. Immigration is a main factor driving demand, according to Gupta, the India-born founder of Toronto-based Easton’s.

Foreign real estate purchase is not new to the giant Shanghai-based company. The giant developer has invested in London’s Canary Wharf and New York’s Pacific Park, said it bought the site as an entry-point to Canada’s housing market where existing home sales reached a four-year high in August. Average Toronto condominium prices rose 5.5% to $367,010 in the second quarter over a year ago and sales advanced 10%. Read more..



Canadians are still the number one buyers in Florida!


Canadians spent $2.2 bllion on Florida real estate last year making us the No. 1 international buyers out in the Sunshine State. Canadians paying mostly by cash made up 31.6% of the international transactions according to National Association for Realtors for Florida.

Half of all Canadian buyers spent less than US$200,000 — about half the average sale price of a home here last month, $398,618. Only 16% of Canadians paid more than $400,000 for their Florida homes.

There’s no country that even comes close to Canada when it comes to buying, with No. 2 United Kingdom accounting for 7% of all international purchases. Canada has been number one for seven straight years, cooling on Florida real estate after a 2011 peak but rebounding since.

‘‘The increase in international home buying activity was driven by the continued recovery of the world economy and the affordability of U.S. properties,’’ according to the report. Read more...

The push for a tax on vacant housing units was introduced recently by Meena Wong, the mayoral candidate for the Coalition of Progressive Electors, reflecting the first time a candidate has made a campaign pledge aimed at dampening speculation in Vancouver's increasingly unaffordable property market.

Wong, an unsuccessful federal NDP candidate in Vancouver South in 2011 who is unlikely to win the November election, has touched a local nerve as the need for housing grows and prices continue their upward trajectory.

Mayor Gregor Robertson on Monday expressed interest in a competitor's campaign promise to levy a tax on people who buy Vancouver homes and leave them vacant.

"We have real concerns around empty homes, and affordability," the Vision Vancouver leader told me. Robertson cites a lack of reliable data on vacant properties, noting the city's recently created Affordable Housing Agency is doing that research, so it is "a work in progress." Vancouver Luxury Real Estate Price Rises Fuelled Mostly by Mainland Chinese


Buyers from Mainland China are fuelling the latest luxury property price rises! The latest wave of Chinese money, linked in part to Beijing’s anti-graft crackdown, is flowing into luxury hot spots. But it has also started driving up housing costs elsewhere in a city which already ranks as North America’s least affordable urban market.

Sales volumes for detached luxury homes soared in Vancouver by 38% in the first half of 2014 compared with the year earlier period, led by properties valued at or above $2 million, according to a report by Sotheby’s International Realty Canada. Over the past 12 months, the benchmark price for a detached home in western Vancouver rose 10% to a record $2.28 million, according to the Real Estate Board of Greater Vancouver. Canada does not track foreign property buyers, but analysis of city assessment data carried out by a leading urban planner and made available to Reuters helped identify Vancouver’s hottest neighborhoods. Vancouver Homes Priced Over $3 Million Set To Smash Record Sales!


High-end properties in metro Vancouver’s hot housing market is scorching! Properties selling for $3-million or higher have surged 35 per cent in the Vancouver region, defying predictions of a slowdown after Ottawa shut down the federal immigrant investor program in February. At the pace of sales volume so far this year, the luxury real estate market in the area will smash the record of 691 homes that sold for $3-million or higher in 2011.

In the first eight months of this year, there were 572 properties in Metro Vancouver that sold for at least $3-million, including 135 homes for $5-million or more, according to Macdonald Realty Group’s compilation of statistics from local real estate boards. In contrast, there were 422 properties that changed hands for $3-million or higher in the first eight months of 2013, including 112 homes that sold for at least $5-million. Read more



BMO Drops Its Five-Year Fixed Mortgage Rate


Bank of Montreal has lowered its five-year fixed mortgage rate to 2.99 per cent, from 3.29 per cent! Although BMO’s rate is not the lowest in the market, but it is the lowest that’s currently available from the country’s biggest banks.

This move could cause more downward pressure on rates at a time when they’re already defying expectations. BMO sparked a mortgage price war among the banks when it first introduced its 2.99 per cent five-year-fixed rate in early 2012. Click here to read more.

Tina Mak is the President of the Asian Real Estate Association of America (Vancouver) and says that immigration is positive and reflects the ‘promise of Canada’. Tina came to Canada 26 years ago and became a citizen in 1993; she owns multiple properties and is an employer. She is also passionate about Canada and says that the fact that people from, for example China, want to come here is because it is seen as a safe haven, a solid investment. Mak argues that this should be seen as a positive thing.

Vancouver is Canada’s most expensive city to live in! Go figure..

Mercer's 2014 Cost of Living Survey studies 200 cities worldwide and ranks them on criteria including the cost of frequently purchased goods and services. Toronto, Montreal and Calgary also make the list but overall Canada has dropped down the survey due to the weakened dollar in the last year and price rises in New York which is the base city for the report. Canadian Housing Starts Surge in May, 2014


A report from the Canada Mortgage and Housing Corp showed the seasonally adjusted annualized rate of housing starts rose to 198,324 in May from an upwardly revised 196,687 units in April. That surpassed analysts’ expectations for a May reading of 185,000.

Canadian housing starts picked up more than expected in May and April was revised higher, suggesting housing will contribute to economic growth in the second quarter after a harsh winter put the brakes on construction, data released on Monday showed.
 

“Activity is picking back up to its pre-winter trend, another sign that it was the weather and not a fundamental slowdown that dampened Canadian growth in the last few months,” Bill Adams, senior international economist for PNC Financial Services Group, said in a statement.

“The trend so far in 2014 looks to be another year of activity more or less on par with 2013, and markedly lower than before the mid-2012 tightening of Canadian mortgage underwriting standards.”

Vancouver real estate edges closer to seller’s market


Greater Vancouver’s housing sector is edging closer to becoming a seller’s market.

A measurement closely watched by the real estate industry, known as the sales-to-active-listings ratio, hit 19.7 per cent in Greater Vancouver last month – the highest since June, 2011.

The ratio was 15.7 per cent in April, 2013. B.C. real estate agents consider it a balanced market when the ratio ranges from 15 per cent to 20 per cent. It is deemed a buyer’s market below 15 per cent and a seller’s market above 20 per cent in the Vancouver area.

The Real Estate Board of Greater Vancouver reported Friday that residential housing sales climbed to 3,050 in April, up 16.1 per cent from 2,627 resale properties that changed hands a year earlier.

CMHC Stops Insuring Second Homes


Canada Mortgage and Housing Corp. is cutting the types of mortgage insurance it offers, meaning the era of tighter rules for home buyers hasn’t come to an end.

The Crown corporation said late Friday it will stop insuring mortgages on second homes, effective May 30. Anyone who has an insured mortgage will no longer be able to act as a co-borrower on another mortgage that CMHC insures. In addition, it will stop offering mortgage insurance to self-employed people who don’t have standard documents to prove their income.

CMHC said it does not expect the new rules to have a big impact on the housing market, but hinted more changes are on the way. Mortgage insurance is mandatory in Canada for banks issuing mortgages to home buyers with down payments of less than 20 per cent, and changes can have significant effects on home sales.

Home Sale Continues to Chart Steady Path in March, 2014


Home sale and listing activity continue to chart a steady path for the region’s housing market

VANCOUVER, B.C. – April 2, 2014 – March home sales in Greater Vancouver outpaced last year’s total yet lagged the region’s historical average for the month.

The Real Estate Board of Greater Vancouver (REBGV) reports that residential property sales in Greater Vancouver reached 2,641 on the Multiple Listing Service® (MLS®) in March 2014. This represents a 12.5 per cent increase compared to the 2,347 sales recorded in March 2013, and a 4.4 per cent increase compared to the 2,530 sales in February 2014.

Last month’s sales were 17.2 per cent below the 10-year sales average for March of 3,190. The sales-to-active-listings ratio currently sits at 18.2 per cent in Greater Vancouver, which is unchanged from last month.

“We continue to see steady and stable market conditions across the Greater Vancouver housing market,” said Ray Harris, REBGV president. “There has been a consistent balance between home seller supply and home buyer demand in our marketplace over the last year.”

New listings for detached, attached and apartment properties in Greater Vancouver totalled 5,281 in March. This represents a 9.1 per cent increase compared to the 4,839 new listings in March 2013 and a 12.4 per cent increase from the 4,700 new listings in February. Last month’s new listing count was 5.9 per cent below the region’s 10-year new listing average for the month. The total number of properties currently listed for sale on the Greater Vancouver MLS® is 14,472, a 6.4 per cent decline compared to March 2013 and a 7.9 per cent increase compared to February 2014. “Home prices in the region have experienced incremental gains in most areas and property types over the last 12 months,” Harris said. “It’s important to remember that this is a diverse marketplace and trends will vary depending on area and property type.”

Vancouver Has The Second Least Affordable Housing Market


Vancouver is expensive, did you know that it has the second least affordable housing market? If it makes you feel better, Hong Kong tops the list.

First the bad news — if the average Vancouverite could duck all income taxes and live entirely expense-free it would still take 10 years to bank enough money to buy outright a home in the city.

Now the “good” news — it’s even worse in Hong Kong.

Vancouver has the second least affordable housing market, according to a recent study that took median home prices in nine wealthy nations and divided them by gross annual median household income. The only city that ranked higher in the Demographia International Housing Affordability survey was Hong Kong.

The median home price in that city rose to 14.9 times income, up from 13.5 times last year, according to the 10th annual report by Demographia. Homes in Vancouver, at a median price of $670,300, cost 10.3 times income. It was the sixth straight year the city ranked among the top three least affordable markets according to the study, which fingered land use regulations as partly to blame for a shortage of affordable housing.

“Land use regulations … heavily constrain the supply of developable land,” Alain Bertaud, senior research scholar at the Stern School of Business at New York University, wrote in the introduction to the report. “If planners abandoned abstracts and unmeasurable objectives like smart growth, livability and sustainability to focus on what really matters — mobility and affordability — we could see a rapidly improving situation in many cities.”

Kitsilano Real Estate Prices Ready to Explode?

 Real Estate prices in Kitsilano general lags nearby neighborhoods: Dunbar, MacKenzie Heights, Point Grey and Arbutus. Of course with the exception of what’s along the waterfront on Point Grey Road or close to Kitsilano beach. That’s the gem of Kits.

Over the past several years, a big majority of new Buyers for detached homes on the Westside are from China and a lot of them move here to have their kids attend schools with high academic ranking namely Lord Byng, University Hill & Prince of Wales. Kitsilano High, have lagged behind these schools in academic ranking and which has affected its Real Estate prices and appeal to a lot of the new immigrants.

 

Frankly, if school ranking is that important to you, you could consider forking out the money for private school education. Most of the top 10 spots if not all are private school.

 

Most recent five- year average academic ranking: with York House scoring a perfect 10, and Crofton in second place at 9.8, St. Georges & West Point Grey a 9.7. Little Flower Academy, the Catholic school which costs much less than a full private tuition doing not too shabby with a score of 9.6.

Vancouver College, another highly recognized Catholic school ranking 15 out of 284 schools in British Columbia with a 8.9 score for 2011 – 2012 academic year. Then comes the very top Westside public schools with University Hill taking the 18th spot, Lord Byng at 21st,  Prince of Wales looks to be dropping rapidly, a score of 8 for the most recent 5 academic years at spot 23 & last year down to 37th place. Oops!

Point Grey secondary with a score of 7.3 last year and 7.5 over the most recent 5 years, at 54 spot last year & ranks higher at 41 for 5-year average.

 

Kitsilano High with a 7.1 score for both last year and recent 5-year average, sits at spot 66 last year and 61 for the 5-year average. Ok it’s not impressive but it’s not that bad, is it?

 

A brand new detached home in Kitsilano on a small standard lot of 33 x122 sells for about 200,000 to 300,000 less than its close by neighborhoods namely Dunbar & Point Grey. A lot of it has to do with the school catchment. I work with a lot of Mainland Chinese buyers and the ones with teens or young kids are often rejecting Kitsilano as a  neighborhood choice because of Kitsilano High.

 

What they need to know is Kitsilano is building a new school, it has already started and due to complete in 2017. Lord Byng had a huge school expansion which went on from 2003 till 2005. As memory goes, that’s when the school’s reputation started to rise rapidly.  A lot of the Chinese immigrants from China didn’t start moving into the neighborhood until right the expansion. Will that happen to Kits High after the new school has been built? My bet is YES! Why wouldn’t it? Westside is going to stay as the most expensive neighborhood in the city at least in the foreseeable future and Kits Real Estate prices are relatively cheaper than its nearby neighborhoods namely Point Grey & Dunbar. With a brand new school, why not send the kids to Kits High? After all, I’m hearing my Chinese clients who have kids in Lord Byng complaining that there are just too may Chinese kids and the kids not practicing enough English.

 

Oh did you know that Kitsilano has completely updated the tennis courts down in Kits Point? :-)

 

Don’t rule out Kitsilano playing catch up in the coming years!
